  Asian stores and restaurant dominated location. If you want Asian food they have plenty options for you. People cram this location and always seems to be difficult to find parking at any time of the day. Count the mini vans that are parked at this center. Its pretty astonishing.

  This mall has a lot of potential but has a few dark spaces and a few misfit stores. However, it has stores I like such as Petco and Garden Center that are few and far in between in Irvine. The mall is usually packed during lunch and dinner because of great Chinese and Asian offerings. This mall also has Ranch 99 market which means you have to watch the timing of your visit or you will be fighting for parking. Be sure to make your way around the center to the rear where there are other hidden stores not visible from Culver.
